Relocating games developer Ninja Theory to a new city centre HQ and bar

The challenge

Leading games developer Ninja Theory was looking for a new headquarters in Cambridge UK. Through agents Carter Jonas, they found their ideal site in a derelict pub, the Five Bells. Ninja Theory’s proposal was to demolish the old building and replace it with three and four storey buildings, including a bar to replace the facilities once enjoyed in the former pub.

This was a complex development, incorporating mixed use on a site located on one of Cambridge’s busiest streets. The pub had been derelict for 14 years. Cambridge City Council required specific assurances on a number of issues, including delivery access, cycle parking and preventing disruption to bus services during building work.

Our support

We helped Ninja Theory with a land purchase and development agreement for their new bespoke headquarters building, incorporating their own pub and a studio where the company can use its performance capture technique.

Planning has been granted for the project, so we are now acting for Ninja on the construction side of the development. This is yet another example of our work for cutting edge, prominent clients in the Cambridge market.

Making great things happen

Ninja Theory co-founder Nina Kristensen said: “We had been looking for a space for at least five years. Our requirements were pretty specific. We wanted something central, which is really hard to find in Cambridge, and this location is amazing.

“I’m absolutely delighted that we can go ahead with the development. The performance studio is a bespoke space where we can continue working in full performance capture. We are a very social company so we are excited to have our very own pub to spend some time in.”
